How do I look up property taxes or assessed value for a home in Phoenix, Scottsdale, Glendale, or Surprise?

All four cities are in Maricopa County, so use the Maricopa County Assessor's Office site to search by address or parcel number for assessed value, and the County Treasurer's site for the current tax bill and payment history.

What disclosures does a seller have to provide if a home is in an HOA?

Arizona law requires sellers in a planned community or condo association to provide a resale disclosure package covering governing documents, financials, pending litigation, and unpaid assessments, generally within 10 days of the buyer's request or contract acceptance. As of September 12, 2026, the required package expanded to include reserve and operating account statements, the latest reserve study, and recent board meeting minutes, and the aggregate disclosure fee is capped at $400.

Does Arizona require HOAs to maintain a reserve fund or get a reserve study?

No. Arizona has no statutory requirement to conduct a reserve study or to fund reserves at any particular level, but the HOA must disclose the reserve amount and provide the most recent study if one exists as part of the resale documents.

How much are closing costs in Arizona?

Buyer closing costs in Arizona typically run about 2% to 5% of the purchase price, covering loan origination, appraisal, inspection, title, and escrow fees; sellers' costs run higher once agent commissions are included. Arizona charges no transfer tax, which keeps overall closing costs lower than many other states.

How do I check whether a permit was pulled for work done on a home?

In Phoenix, use the city's SHAPE PHX portal to search permits by address, parcel, or project name and check the inspections tab for a finaled status. For unincorporated Maricopa County or older records (1999–June 2024), use the County's Historic Permit Viewer; Scottsdale, Glendale, and Surprise each maintain their own permit search tools through their city planning departments.
